Renting within Rapallo…
There is no Leasing Office at Rapallo. Please contact each individual unit owner for more information.
Procedure:
A Lease Application Form must be filled out for each new tenant. A copy is available from the office, or for unit owners, through the Private Section of the Rapallo Website.
1) Only a current application will be accepted.
2) Lease forms must be filled out completely and when submitted, a $100 transfer fee is required to accompany the application.
3) A copy of a signed lease must also accompany the application and indicate every individual 18 and above who will be residing within the unit. A copy of the Rapallo Association Addendum must be provided to the potential tenants and the signature page returned verifying that it has been read and agreed to by the lessee.
4) The application indicates that 20 days must be allowed for processing before the tenant is able to move into the unit. If an applicant is in a hurry and requires a response any time less than 20 days, an additional fee of $30 will be required.
A complete background check will be done on each individual who is over 18 and going to be residing in the unit. Those convicted of a felony will not be approved. Stringent rules are in place as to those able to rent within Rapallo and covered within the condominium documents.
No pets are allowed for any tenant.
Once this background check has been satisfactorily completed, a Security Deposit of one month rent, up to $3,000, must be submitted from the unit owner before the tenant is able to take possession of the unit. (The association will not accept checks from the potential tenant.) If a tenant moves into a unit before the Security Deposit is received by the Association, a fine of $100 will be levied against the homeowner for every day the tenant is in residency and there is no Security Deposit received.
The Security Deposit is held in a non-interest bearing account for the purpose of reimbursing the Association for any damage caused by the tenant, if applicable.
Each tenant must make an appointment with the Association Office to receive a proximity pass to the community. These passes are $40 each and all tenants are required to have one.
